E.L.L. Kinnisvara is putting together a development concept for the plot adjoining the Linnahall

E.L.L. Kinnisvara has begun the process of putting together a development concept for the plot located next to the Linnahall, at Kalasadama street 10 (currently Põhja pst 37). The detailed plan, adopted at the end of 2015, permits a building of up to five storeys to be built on the plot, along with ensuring access by pedestrians and non-motorised transport to the sea, and the updating of Kalasadama street to the Linnahall.  The plot, located by the sea and in an area with great development potential, is suitable for use as a hotel, and the company has started negotiations with potential anchor tenants.  

In accordance with the detailed plan adopted at the end of 2015 for the area located between the Creative Hub, the Linnahall and the sea, the intended  use of the plot located at Kalasadama tn 10 (currently Põhja pst 37) and owned by Mere Kinnisvara OÜ, a subsidiary of E.L.L. Kinnisvara AS, is commercial land. According to the detailed plan, up to five aboveground and up to two belowground storeys with a gross area of 16,500 m2 may be constructed on the 10,412 m2 plot. According to the detailed plan, the movement of pedestrians and non-motorised transport will be guaranteed to the sea, and Kalasadama street to the Linnahall will be updated.

“We have begun the process of developing a development concept for the plot and negotiations with anchor tenants.  Based on the wishes of the final lessee, we are ready to develop a building with the necessary functionality for the plot, including investing and assuming the development risk,”  said Indrek Moorats, Development Director and member of the management board of E.L.L.Kinnisvara.

“The plot, located directly along the sea and only a few minutes’ walk from Old Town and the Old City Harbour, is well suited for use as an office as well as hotel. The area is developing rapidly and holds great potential; it is already home to new apartment buildings, cultural organisations, offices and hotels, and the potential future residential development area extends along the shoreline in the direction of Kalamaja and Kopli. As the developer, we are also contributing, in cooperation with the city, to the creation of public space, creating for our plot cycle and pedestrian tracks leading to the sea and updating Kalasadama tn to the Linnahall,” added Indrek Moorats.

Located within the immediate vicinity of the plot are the Linnahall, the Creative Hub, the Contemporary Art Museum Estonia, and the Kalaturg (Fish Market), and within walking distance are the Seaplane Harbour and Patarei Sea Fortress.  Value is added to the plot by Kalaranna tn, completed in 2015, which provides good access to places of interest and plots located along the seashore.
