In development: Liivalaia Business and Residential Complex, Tallinn
The Liivalaia Business and Residential Complex is a distinguished new addition to the Tallinn city space: it will be the future home of Estonia’s highest office building, rising 111 metres with 28 storeys. The complex will also feature a 15-storey office building, a nine-storey apartment building and a parking garage connecting them. The gross area of the quarter is close to 77,000 m2 and leasable area is 36,000 m2, which includes 28,000 m2 of prestigious office space, 3,000 m2 of apartments and 5,000 m2 of different commercial spaces.
The architectural solution of the complex was chosen as a result of an invited international architecture competition. The winner is architect Martin Aunin’s “Lightpark”, which envisions an interior courtyard in the middle of the building, serving as a public space and, as the name indicates, a light park. The new quarter will be developed as an integral whole and integrated into the existing city space. Besides the buildings, the complex will add two new access roads and, in cooperation with local neighbourhood society, a park and green space.
The low-energy buildings with carefully planned solutions for use of space and parking will be designed in a BIM (building information modelling) environment, in line with the international BREEAM sustainability rating system.
The Liivalaia Business and Residential Complex is located in the heart of Tallinn at the intersection of Liivalaia and Juhkentali streets, just a kilometre away from the Old Town. The distance t0 the passenger port is 1.5 km, while the airport is 3 km away. Boasting views of the city centre, the buildings are well-suited for either the headquarters of a major corporation or offices for smaller companies.
